I work with Utility Companies and Landowners to agree Wayleaves, Servitudes & Acquisitions, which allow the installation of essential services across land.

Some agreements are quite simple & straight forward, whereas others can be a bit more drawn out.

A Land Manager (or Agent) should seek to ensure the interests of both parties are considered & discussed during the agreement.

Wayleaves are basically an agreement by electricity / telecoms utility providers to pay you an annual rent, to have their equipment on your land.

Servitudes are similar to Wayleaves but these provide permanent rights, to access the equipment & this ‘burden’ will be written into your land title.

Acquisitions are sometimes required to allow the likes of Water Treatment Works or Substations to be built on land.

Before any works begin on your land, you’ll want to have Pre-Entry Records of Condition taken.

This records the condition of the land & allows both parties to ensure that the land is returned to a condition no worse than it was before works commenced. It’s good for both parties to have a comprehensive record of photos & or videos to ensure no arguments arise.

Drone Footage offers a different & arguably a better view of the land & as a certified drone pilot, this service can be provided too.
